Our work begins with the administrative foundation of your transaction—including bilingual contract drafting, document collection, and structured communication with the closing attorney. This early stage ensures that all required information is accurate, organized, and ready for the closing process in Mexico.

Our secure U.S.-based Depository provides clear, documented handling of all incoming funds. This includes deposits, attorney retainers, closing‑related payments, and final disbursement at closing.

Compliance‑Aligned Administrative Structure (AML, SOF, KYC) —

All incoming funds are handled within a compliance‑aligned administrative process, ensuring proper documentation of identity, source of funds, and transaction details.

Administrative Contract Drafting —

Drafting of the complete purchase contract and the agreed‑upon structure of the transaction, aligned with the accepted offer and prepared for signing by the buyer and seller. This work is administrative only and does not involve drafting legal clauses or providing legal advice.

Early‑Stage Document Collection & File Creation —

Collection and organization of all required buyer‑side documentation at the beginning of the transaction—including identification and all materials needed to create the complete closing file for the attorney.

For seller‑side clients, we collect the seller’s personal documentation and any property‑related materials required by the closing attorney to prepare the legal file. This is an administrative step only and does not involve real estate activity.

Structured Process Updates —

Updates are provided as the transaction moves forward, based on information received from the closing attorney and other parties involved in the process.

This keeps you informed while recognizing that timelines in Mexico depend on third‑party progress and do not follow fixed or scheduled intervals

Guidance Through the Mexico Closing Process —

Step‑by‑step administrative guidance that helps clients understand what is happening, what is required, and what comes next.

The Depository Structure Fee Includes the Following:

Neutral Business Account Handling —

Transaction funds are received and held in a neutral business account used exclusively for all closing-related funds—including the property deposit, attorney retainer, final payment due at closing, required fees, and seller-side amounts such as commission.

This account serves solely as the secure holding location for all funds associated with the transaction.

Contract‑Based Disbursement —

Funds are released once the final closing requirements outlined in the executed agreement have been satisfied, ensuring clarity and protection for all parties involved.

Attorney Retainer & Fee Management —

Collection and disbursement of attorney retainers and attorney fees according to the requirements of the closing attorney.

This structure is currently used with Closing Attorney 63 and adapted as needed for other closing attorneys.

Closing‑Related Payment Disbursement —

All closing-related payments are disbursed according to the executed agreement and the final Closing Statement prepared by the closing attorney.

The Closing Statement provides the numerical amounts required for taxes, fees, seller payment, commission (as designated in the contract), and the seller’s net proceeds after applicable deductions.

Formats may vary by closing attorney, but the closing attorney provides the finalized disbursement figures.

Official Accounting & Compliance —

Complete accounting of all funds received and disbursed, with full documentation provided for the closing attorney’s records, and compliance with applicable AML requirements.

This includes the mandatory Source‑of‑Funds (SOF) documentation required to verify the lawful origin of the funds used for the transaction.

Administrative Fee Includes the Following:

Contract Drafting (English & Spanish) —

Preparation of bilingual offer, promissory, and administrative contracts using language that aligns with U.S., Canadian, and European client expectations while meeting Mexico’s procedural requirements.

Client Document Collection & Verification —

Collecting all required client documents and organizing them for submission to the closing attorney. This step ensures the file is complete and ready for attorney review; it does not involve legal verification or analysis.

Legal File Assembly

Building a complete, organized transaction file—including client identification, required buyer‑side documentation, and required seller‑side documentation—so the closing attorney has all materials needed to prepare the legal closing file.

AML Compliance Preparation —

Collecting and organizing all required AML documentation, including full KYC identification records and Source‑of‑Funds (SOF) materials, to support compliance with applicable regulations.

Communication Oversight —

Coordinating communication between the client, agents, and the closing attorney to keep the process organized and moving efficiently.

Transaction Updates —

Providing updates as the transaction progresses, based on information received from the closing attorney and other involved parties. Check‑ins are aligned with the time frames leading up to the projected closing date and do not imply fixed or guaranteed timelines.

Procedural Guidance —

Explaining each step of the Mexico closing process—including timelines, requirements, and expectations—so clients understand what happens and when.
